Welcome to Seattle Loft 305, a spacious and versatile studio that offers an impressive 1200 square feet of usable space. Located in the vibrant heart of SODO, this studio is perfectly situated for all your creative needs.

  • The space features large 9-foot windows that provide soft north-facing light. Motorized blackout shades are available starting. If you have any questions or need assistance using the shades, please contact the Host.

    The best times to make use of the natural light will be from 11 am to 5 pm (during daylight savings)

  • One parking space is available during your session. If you need more space, please contact us in advance and we'll try to accommodate your needs. Once your session is booked, we will provide you with a parking space number. Three street parking spots are located in front of the building. If these are unavailable, paid parking is available to the left of the building. Please bear in mind that we're located across the street from major league stadiums, so plan your session accordingly.

  • The building has a loading zone and a wheelchair-accessible ramp at the rear entrance. You can also access the freight elevator from this entrance.

    Once your session is booked, Prince will provide you with a PDF of the building instructions.

    Please note that this is an old building, and there may be occasions when the elevator is not working. It is recommended to check with Prince about the elevator's status before booking the space or on the day of your booking. If the elevator is necessary for your booking due to accessibility reasons, your reservation will be canceled at no charge.

  • The studio is not soundproof. You may frequently hear train horns from across the street, as well as noise from other studios conducting production shoots, and cars and trucks passing by on the road.

    Additionally, the walls are fairly thin, so you might hear noise from other tenants upstairs and on both sides of the studio.

    If you plan to use this space for interviews or video shoots where sound quality is important, please exercise caution.

  • Circuit breaker is not located in the studio. There are about ten outlets and plenty of surge protectors and extension cords that are usable in the studio

  • 1. Take care of the provided furniture and equipment. Any damage caused is the renter's responsibility.

    2. Please clean up any messes when using drinks or food in the studio. Also, use coasters in the lounge area to prevent staining on the coffee table and side table.

    3. Access to the kitchen cabinets and refrigerator is restricted. If you need to use the kitchen you can use pots and pans but they must be cleaned thoroughly after use. Contact Prince if you are using the kitchen

    4. No glitter or confetti unless arranged with Prince.

    5. No smoking in the studio.

    6. No using fire, paint, or smoke.

    7. Anyone using equipment must have the proper knowledge. Ask Prince for assistance if needed.

    8. Leave the studio in the same condition as you found it. Failure to reset the studio may result in a $25 charge.

    9. Lounge furniture cannot be moved without approval. Avoid dragging or pushing items.

    10. All ages allowed, but supervise and ensure safety for kids.

    11. Maximum of 20 attendees. Contact Prince for larger groups.

    12. Keep noise levels reasonable.

    13. No illegal activities allowed.

    14. We do not allow events or parties. If you're interested in using our space for your upcoming party or event, please contact us.

  • Guests may cancel their Booking until 7 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 7 days and 24 hours before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Booking cancellations submitted less than 24 hours before the Event start time are not refundable.
